Why invest in the Wirral?
•The Wirral is a great location with convenient transport links to Liverpool, Chester and Manchester therefore attracting tenants looking for affordable and convenient homes. Buy Association (December 2024) article states research has shown an increase of 125% in property demand between 2019 -2022 in the town of Birkenhead.
•With current and ongoing regeneration projects, such as Wirral Waters which is a £4.5 billion master scheme that is currently in process and due to be completed in 2040, capital growth is set to increase in the area. From Office for National Statistics on House Prices in Wirral (February 2025) the average house price was £209,000 which is a 4.9% increase from 2023. According to Rightmove areas within the Wirral, more specifically, such as Birkenhead rose by 8%, Wallasey rose by 10%, and New Ferry rose by 8% in the past year.
•Also, from The Office for National Statistics on House Prices in Wirral (February 2025) the document also states that the average private rent rose 8.3% in the last year, producing an average monthly rent of £772. This is also supported by Wirral Home (January 2025) reporting the average months private rent in 2024 was £761, which was an increase of 8% from 2023, therefore offering competitive yields for investors long term.
•With regeneration projects such as Wirral Waters, Wallasey Town Hall quarter; Seacome Development, New Ferry Development and a £28million upgrade to the local hospital, Arrowe Park Hospital, that are all currently under way are sure to produce further job opportunities, improve amenities, produce more homes and make the area more attractive for years to come. According to Wirral Borough Council the total Wirral population is 324,336 and has estimated an increased of 4.1% between 2018 and 2043, therefore more and more homes will be needed.
